Valuing a property is not an exact science. There is no formula to follow. However at Ashley Charles it is not just an opinion plucked out of the sky. We base our valuation on a number of criteria to place your property at the head of the market. Some of the factors we look at are:
- Market demand from purchasers
- Prices achieved for similar properties
- Current Sales prices of similar properties
- The condition of your property both internally and externally
- Any improvements that have been carried out to the property e.g., new kitchen, bathroom, extension.
- Any improvements that are required at the property
- How popular is your area
- Schools in the area
- Transport links
- Local amenities in the area
- Current interest rates
Something to remember - The true value of your property is what someone is willing to pay for it. Although it is the purchaser who ultimately decides the selling price of the property, it is the vendor, with the help of an honest agent who determines a competitive asking price.
A competitively priced property puts your property at the top of the market, which means more enquiries which means more viewings = more offers on your property.
