A successful sale can only happen if the purchaser is in a position to buy. There is no question that you will be in a better position as a buyer if you have already either placed your property on the market, or have accepted an offer. A vendor is unlikely to accept an offer from a purchaser if they have a property to sell which is not already on the market.
